Location:
The subject land is located to the north west of Carterton and directly south of the village of Shilton. Part of the land is adjacent to the current built residential settlement at Carterton.
Existing Use:
This land currently is currently used for agricultural purposes, with the majority being arable land, but with some permanent pasture.
Proposed Use:
We are of the opinion that a residential led development scheme would be suitable for the site. The total area is 62.45 acres, which could deliver in the region of 450 houses, however it may be that a smaller part of the proposed site would be more suitable initially, therefore delivering less.
This smaller area is known as the Cricket Pitch Land and is also shown edged red on the plan appended to this submission. It amounts to 6.97 acres and would be a natural extension to the settlement of Carterton.
Any proposed scheme could incorporate the Shill Brook that runs through the site in to the public open space to create an attractive and desirably place to live. The most logical access to deliver development on this site would be off the B4020 (Shilton Road).
