This submission is made by tor&co on behalf of Pye Homes.
Pye Homes has an interest in bringing forward sustainable, residential development on Land east of Wroslyn Road, Freeland. The site has capacity for up to 60 dwellings, subject to other services and facilities that can be accommodated at the site.
The site was submitted as part of the West Oxfordshire District Council’s ‘Call for Sites’ in response to the Council’s Strategic Housing and Economic Land Availability Assessment update in October 2018, and the ‘Areas of Focus’ consultation in October 2022.
The site is located to the east of Wroslyn Road in the village of Freeland, on the eastern side of the village. The site extends to 5.15 hectares (ha) and includes the existing area of established woodland to the south of the site. The site is bound to the east and north by mature hedges with sporadic trees, the southern boundary is formed by the established woodland. The western boundary is characterised by the frontage to Wroslyn Road and the rear properties which front onto Wroslyn Road.
The topography of the site is generally flat with sloping/ depression towards Wroslyn Road on the northern parcel of land (to the north of the access track). It is envisaged that any future development would integrate into its landscape setting with the existing woodland to the south of the site retained and enhanced. An access track to Cooks Corner Farm runs south west to north east through the site. It is envisaged the site would be accessed via a single point of access off the Wroslyn Road.
This site is controlled in its entirety by Pye Homes who are committed to delivering high quality residential properties, therefore the site is available. There are no known constraints which would prevent the delivery of residential dwellings at this site and our client has a track record of delivering and implementing planning permission within West Oxfordshire.
