The Estate has an interest in bringing forward sustainable, residential development on Land south of Charity Farm, Stonesfield.
Stonesfield is a village approximately 3 miles west of Woodstock and approximately 5 miles north east of Witney. The site and surrounding area is situated within the Cotswolds Areas of Outstanding Natural Beauty (AONB), and represents a continuation of earlier approved phased development to the south of Woodstock Road and to the east of Combe Road.
Stonesfield is well connected to the wider surrounding area from the A44 located to the east of the site which connects Oxford to other major towns including Chipping Norton. The site is also in close proximity to Combe railway station, served by the S3 bus route, which is on the GWR main line that connects the major towns of Didcot, Oxford and Hereford with connections to the wider area including Reading and London.
The site is located circa 400m from the village centre where the range of local services and facilities noted above are situated. This is within an appropriate walking distance to the village centre along the footpath that runs along Woodstock Road. There is a public footpath that runs into the village along the north side of Woodstock Road from opposite the site access thereby giving future occupants the opportunity to both walk and cycle to the village centre.
Overall, the site is well positioned to provide a natural addition to the settlement of Stonesfield, and its range of services and established transport linkages. It provides the opportunity to provide much needed homes for the local community in this highly sustainable location, which are accessible to the village centre via pedestrian and cycle linkages.
