Land East of Wroslyn Road, Freeland

The site has capacity for up to 60 dwellings, subject to other services and facilities that can be accommodated at the site. The site was submitted as part of the West Oxfordshire District Council’s ‘Call for Sites’ in response to the Council’s Strategic Housing and Economic Land Availability Assessment update in October 2018, and the ‘Areas of Focus’ consultation in October 2022. The site is located to the east of Wroslyn Road in the village of Freeland, on the eastern side of the village. The site extends to 5.15 hectares (ha) and includes the existing area of established woodland to the south of the site. The site is bound to the east and north by mature hedges with sporadic trees, the southern boundary is formed by the established woodland. The western boundary is characterised by the frontage to Wroslyn Road and the rear properties which front onto Wroslyn Road. The topography of the site is generally flat with sloping/ depression towards Wroslyn Road on the northern parcel of land (to the north of the access track). It is envisaged that any future development would integrate into its landscape setting with the existing woodland to the south of the site retained and enhanced. An access track to Cooks Corner Farm runs south west to north east through the site. It is envisaged the site would be accessed via a single point of access off the Wroslyn Road. This site is controlled in its entirety by Pye Homes who are committed to delivering high quality residential properties, therefore the site is available. There are no known constraints which would prevent the delivery of residential dwellings at this site and our client has a track record of delivering and implementing planning permission within West Oxfordshire.

Land at Alma Grove Farm, Combe

The site extends to 4.9 hectares and lies to the rear of the houses along Akeman Street. It is envisaged that access from the site will be via two access points, one from Akeman Street and another from Park Road.This site is controlled in its entirety by the Estate who are committed to delivering high quality residential properties, therefore the site is available. The site and surrounding area is situated within the Cotswolds Areas of Outstanding Natural Beauty (AONB), and represents a continuation of earlier approved phased development to the south of Woodstock Road and to the east of Combe Road.Stonesfield is well connected to the wider surrounding area from the A44 located to the east of the site which connects Oxford to other major towns including Chipping Norton. The site is also in close proximity to Combe railway station, served by the S3 bus route, which is on the GWR main line that connects the major towns of Didcot, Oxford and Hereford with connections to the wider area including Reading and London.The site is located circa 400m from the village centre where the range of local services and facilities noted above are situated. This is within an appropriate walking distance to the village centre along the footpath that runs along Woodstock Road. There is a public footpath that runs into the village along the north side of Woodstock Road from opposite the site access thereby giving future occupants the opportunity to both walk and cycle to the village centre.Overall, the site is well positioned to provide a natural addition to the settlement of Stonesfield, and its range of services and established transport linkages. It provides the opportunity to provide much needed homes for the local community in this highly sustainable location, which are accessible to the village centre via pedestrian and cycle linkages.

Land to the north west of The Green, Cassington.

The site is in an accessible location, within 800m of the town centre. The vision for the site is based on the provision of pedestrian linkages connecting to the wider settlement and the town centre, promoting sustainable travel and healthy communities.It is envisaged that development of this site will perform an important environmental role, based on the following design principles: Retention of existing habitats and ecological assets such as trees and hedgerows Enhancement opportunities for habitats for badgers, bats, birds, hedgerows and reptiles. Habitat creation opportunities will be provided involving hedgerow and tree planting within the site. Retention of existing allotments. Provision of high quality landscaped open space integral to, and woven into the site, including provision of a landscaped corridor through the site. Provision of new footpaths and linkages through the site to the adjacent street network and onto the town centre beyond.
